Downtown Action Committee

Role: The Downtown Action Committee (DAC) reviews all applications for appeals, variances and special use permits in the Downtown Master Plan area and acts as the Zoning Board of Appeals for the Downtown Master Plan area. Additionally, the Downtown Action Committee hears applications for demolitions and transferable development rights.

Meetings: The Downtown Action Committee normally meets in the Commission Chambers at the City of West Palm Beach City Hall on the second Wednesday of every month at 9:00am. Please check the agenda prior to a meeting to confirm time and location.

Application Deadlines: All application deadlines are strictly enforced. The applicant should make an appointment with the Urban Design Section prior to submitting the application. All applications must be submitted to the Planning Division no later than 12:00pm on the deadline day. Partial applications will not be accepted for placement on the Downtown Action Committee agenda until all such materials are submitted. Should the project require review by the Plans and Plats Review Committee (PPRC), as deemed necessary by the City Urban Designer, the public hearing for the DAC shall be the following regularly-scheduled DAC meeting. Please meet with the City Urban Designer to determine if this is necessary.

Historic Preservation Board

Role: The Historic Preservation Board (HPB) considers applications for variances, special exceptions, and Class B Special Use Permits, Certificates of Appropriateness and Certificates of Economic Hardship for historic districts and properties. The HPB reviews proposed changes to the Design Guidelines Handbook and has the ability to nominate properties and districts to the National Register.

Meetings: The Historic Preservation Board normally meets in the Commission Chambers of the City of West Palm Beach City Hall on the fourth Tuesday of every month at 5:00pm. Please check the agenda prior to a meeting to confirm time and location.

Planning Board

Role: The Planning Board recommends to the City Commission whether or not specific developments and subdivisions conform to the principles and requirements of the City's Zoning and Land Development Regulations and the Comprehensive Plan. They also serve as an advisory board for the function of considering Class A special use permits, official map changes, and zoning code text amendments.

Meetings: The Planning Board normally meets in the Commission Chambers of the City of West Palm Beach City Hall on the third Tuesday of every month at 6:00pm. Please check the agenda prior to a meeting to confirm time and location.

Zoning Board of Appeals

Role: The Zoning Board of Appeals (ZBA) has the authority to grant variances, to consider applications for Class B Special Use Permits, and to hear and decide appeals where it is alleged there is an error in any order, requirement, decision, or determination made by the zoning officer in the enforcement of regulations.

Meetings: The Zoning Board of Appeals normally meets in the Commission Chambers at the City of West Palm Beach City Hall on the first Thursday of every month at 1:30pm. Please check the agenda prior to a meeting to confirm time and location.
